Every management company describes itself as full service, and owners have no way to compare one description to another because the phrase does not specify anything. A better approach is to make a list of the things an owner actually does over a year and ask, item by item, which ones go away.
Four minutes on what the phrase should mean. More in the SPM video library.
1. Getting it leased
Pricing against current comparable rents, preparing and photographing the property, listing and syndicating it, handling inquiries, running showings, processing applications, and screening against written criteria. That is roughly a dozen distinct jobs, and “we’ll advertise it” covers about two of them.
2. The lease itself
A current, compliant lease with the right disclosures for the jurisdiction, executed properly, with the deposit handled according to state requirements. This is the document that governs everything that follows, which makes it a poor candidate for a template found online.
3. Rent, every month, without a conversation
Collection, ledgers, late handling on a consistent policy, and owner disbursement on a schedule. The measure here is not whether rent is usually collected — it is whether it is collected consistently. Professionally managed portfolios collect 99%+ of rents and disburse to owners by the 10th.
4. Maintenance, end to end
Intake at any hour, triage, dispatch to a vetted vendor, follow-through to completion, and a documented record. This is where most owner frustration originates, and where the difference between arrangements is largest. Work orders in professionally managed portfolios get a 17-minute average first response through Smart Maintenance, with 98% of calls answered live and emergency repairs to $500 pre-authorized so nothing waits for a callback.
5. The record, so you can actually see it
Statements, maintenance history, lease documents, inspection reports, and year-end tax documentation, in one place rather than reconstructed each spring. That is what Rental-IQ™ is for. Alongside it: renewals handled before expiration, inspections on a schedule, and turns managed when they come.
Key learning questions
- Which specific tasks on my list would still be mine?
- Who answers a maintenance call at 11 p.m., and how fast?
- Can I see the full history of my property without asking anyone for it?
